A very popular stone built cottage ideally positioned to enjoy the pleasures of this delightful corner of France. It is set in a large, peaceful garden, with tranquil views over the surrounding countryside. Just a short walk along a quiet lane is the village of St Barthelemy d'Agenais, with its general store/ bakers, post office, bar and garage. Seyches only 5kms away has excellent tennis facilities, a much loved restaurant offering regional cooking at very reasonable prices, a butcher, baker, corner shop, bank, pharmacy and Doctor. The towns of Miramont, 8kms, and Marmande 17kms away, have a good range of supermarkets, shops and restaurants. Two local nine hole Golf Courses provide for a relaxed and enjoyable round of golf. During the summer months the region hosts a number of excellent musical events, both Jazz and Classical, Art & Craft exhibitions, Brocantes, Wine & Food festivals and night markets. Above all visitors enjoy the peace, lack of traffic and the pretty, undulating scenery.

Accommodation:

All the accommodation is on the ground floor, with cool terracotta floor tiles, white painted walls. It is comfortable and spacious holiday accommodation. On entering the house from the lovely south facing terrace , is the open plan kitchen ( fridge, gas cooker, microwave & dishwasher) and main living area which has a large dining table, sofa and chairs. The Tv has English "Free to Air" channels and a DVD player. There is a further huge living room with sofas, books and drinks fridge. The main bedroom with double bed leads directly out onto the terrace, the two other bedrooms have twin beds, one has an ensuite bathroom ( shower, WC & washbasin ). The family bathroom has a bath, WC & washbasin.Both have recently been updated with new tiling fixtures and fittings. There is an utility room with washing machine. The whole house has a light ,fresh feel, with bright bed linen and curtains.

The Garden & Pool:

The garden is about one acre, mainly mown grass with mature trees and flowering shrubs and roses. The pool 8 x 4 metres has solar cover and wide steps at the shallow end. Around the pool is plenty of terracing with sunloungers, parasol and dining area. The front covered terrace has bright pots of flowers, a swing seat, barbeque and dining table. A lovely place to laze or linger over a meal.
